I specialize in representing my clients in the purchases and sales of single-family residences and income property within the cities of Hinesville, Allenhurst, Midway, Ludowici, Walthourville, Glennville, Jesup, Richmond Hill, Fort Stewart, Coastal Georgia, and Savannah. I keep current of all recent transactions in these areas, and am also very knowledgeable with the local schools. Having served in the U.S. Army, I am personally aware of the adventures in moving with the military and continue to have close ties to Fort Stewart and Hunter Army Airfield. I'm a Charleston, S.C., native having settled in the local area after serving in the United States Army in both the 3ID and 24ID. I have three wonderful children, who call this area home. My accomplishments include being inducted into the Sgt Morales Club, The Audie Murphy Club, President of the Hinesville Area Board of Realtors, and developing a successful contracting company, subsequently selling it to a larger chain. Q:  We have been looking to move south and thought about Hinesville to be close to a military base. None of the real estate we have been searching on the internet have basements. Is the water table too high to build houses with basements or have we just not found a listing yet?
A:  Good afternoon and thank you for your question.  Yes the water table here in Coastal Georgia is to high to allow Basements,  However you can find some homes in the coastal communities were the house are built on stilts and a storage area or garage is built underneath.

Q:  Jimmy, if I put my home on the market with the mortgage industry being as soft as it is now, what percentage of its value should I expect to receive in a purchase offer?
A:  Good afternnon and thank you for your question.   The Hinesville, Liberty/Long County area has really not been affected by the current mortgage crises.  The media has really blown current conditions out of proportion.  Real Estate and mortgage conditions are more localized than National.  In our area, we have continued to see property value appreciation, even during the current deployment.  Homes that are "clean" and well kept will sell and appraise in this market.  We as owners often have a very differant opinion of value as to what the real value is.  My suggestion is that you get an opinion of Value from a licensed local Appraiser, or a market analysis from a Realtor.  Set your price, terms and conditions based on those opinions.  If you follow these suggestions you should be able to realize 100% of the market value.

Q:  What are the steps I can take if I feel I have a property that is ideal for a major business that would add strength to the local economy?
A: 

There a number of things you will need to do first to establish whether your property can even be rezoned commercial. 

  
  1. First, you should check with adjoining land owners regarding their opinion, because they could be resistant or helpful.
  2. Adjoining property owners may wish to sell their property as well and then you could then assemble all other parcels with yours for a larger parcel of land, which can be more attractive to potential commercial buyers.
  3. It is important to know your adjoining property owners opinions as a recent piece property here in Hinesville was turned down due to resistance by adjoining property owners.
  4. You will need to check with the local municipalities regarding zoning in the area and if you can even rezone to commercial. Many municipalities have district overlays for growth and develop in their master plans.  The municipality may want you rezone multi-family not commercial or commercial and not multi-family.
  5. Get a survey to identify the properties boundaries. It is easier to show what you are selling than to tell about it.
  6. Check with Georgia Department of Transportation for traffic counts in the area, because commercial businesses analyze traffic counts for potential drive-by customers.
  7. Check with the Power Company for power commercial power requirements.  Some commercial property may need 220 three phase power. You will need to know the power requirements for a commercial property at your site.
  8. And finally, when choosing a realtor make sure they have a Commercial Specialization.  Marketing and selling commercial property is very different from marketing and selling residential real estate.

Q:  Our back yard is dead. Will sodding it increase the value of our home?
A:  It is all about curb appeal or should I say yard appeal.  The answer to your questions is no, sodding will not increase the value of your home in the VA Loan market.  However, asthestically it will help the sale of your home over others where the yard is in poor condition.

Q:  What is a termite bond? It is essential to selling my home?
A:  A Termite Bond is a guarantee from a termite company that your home has been treated and is free from termites.  It is guaranteed for one year and renewable annually.  A termite bond is not required to sell a home, however, it does give a potential buyer reassurance that they will not have a termite problem.  A termite clearance letter is required by many mortgage lenders and with a VA loan it is required that the seller pay for this clearance letter.
